Most sellers shy away from contingency contracts where the buyer has to sell his home before he can complete the purchase. However, not all contingency contracts should be dismissed. There are times when the buyer has already sold his home and is just waiting for his house to close. In this instance, the seller can ask for a copy of his contract and a copy of his buyers pre-approval letter. If the seller is satisfied with the buyer's buyer, then he can accept this contract and schedule a back to back closing at the title company. This is a win win situation for all parties.
