One great benefit to a corporate seller is the option of a company buyout. Not only does this give the seller peace of mind knowing he does not face months of mortgage payments on a house he no longer occupies, it also allows him/her to purchase his new residence before his current house sells. The corporate package normally is also sweetened by a "bonus" if the seller sells through a realtor before the company steps in to purchase. With this in mind, a listing price needs to be factored with the bonus in mind. By listing at market or below instead of a higher "seller wants this price", the house will sell in a shorter time. Not only does the seller gets his "bonus", he normally gets his closing costs paid by corporate and he is less stressed knowing he has his old residence sold and closed.
