Recently I was working with some young buyers who couldn't make up their mind if they wanted in-town property or out of city limits property. We went through the normal checklist of pro's and con's of both. How far is the nearest super market? How far to my kids schools? How long is my daily commute to work? Do I want to enjoy the city sites and sounds? Will I be able to hear the tornado sirens? What sirens? All of these questions usually come out during the decision process. What my young buyers didn't take into account was the extra cost associated with purchasing a house in the country. Being that my clients were getting an FHA loan, they would need a well and septic inspection prior to close. These 2 inspections alone equalled the cost of the normal property inspection. Right off the bat, their inspection costs doubled. Their next eye-opener was the cost of their property insurance. Being that this property was located outside the city limits... had no public water supply...thus no water hydrant...their premium was significantly higher than if they had purchased in a lot and block neighborhood. In the end, my buyers were able to make the decision that best suited their lifestyle. To them, country living was priceless!
