Oh, the question I hear often from my buyers. "Should I take the money at closing" or "Should I have the seller make the repairs". This can be quite a challenge for a buyer. Normally I would suggest to review the repairs. Are they quite common? Can a regular handy-man or homeowner tackle the problem? If yes, then I wouldn't be too concerned with taking the money and doing the repairs after closing. However, if the repairs need the handywork of a professional...electrical, plumbing, drainage and mold...well I would let the seller deal with these items. These repairs could be more extensive than noted on the inspectors report and could result in more money.
